‘If you’re about to put your house on the market the first thing the buyer looks at is the kitchen and master bathroom,’ Eklund told Daily Mail Australia.

‘People might want to consider a light renovation. Look at the bench tops, tiles… anything that could just freshen it up.

‘Furniture is always everything. People don’t have a vision, they are buying a lifestyle. If the furniture isn’t beautiful or you’re bumping into things because it is cluttered, you’re not going to want to buy the house.

‘As an agent I have to be very firm and tell the seller the furniture is ugly and needs to go.’

He spent this last week in Australia with BigSpeak Agent Ken Sterling to do a series of one-man shows in which he shares his rise to success and a step-by-step plan for anyone trying convince someone to buy what they’re selling.

‘Selling is universal… it’s getting what you want out of life,’ Eklund said.

‘I go over everything from selling, promoting yourself and closing the deal. I open it up from real estate to more universal things like getting a promotion or going on a date.’

He said his top tip for anyone trying to sell anything was to be themselves and to be honest.

‘The first mistake I made coming to New York was I was scared of sharing. When you don’t have a lot of experience that’s when you need to bring out the best in your personality,’ he said.

‘I wish that somebody would have told me that 12 years ago. Instead I was copying other real estate agents. I tried to pretend to be somebody I wasn’t.

‘The more I am me, the more successful I am in real estate.’
